1. Professional Standards & Deposit Maximisation

  • Maximising Your Deposit Return: Our premium service is specifically designed to maximise the return of your deposit regarding all cleaning-related matters inside the property.

  • Proven Success: We are proud to state that 98% of our clients receive 100% of their cleaning-related deposit back.

  • Collaboration with Agents: Clients are encouraged to provide contact details for their Landlord or Agency so we can verify specific requirements.

  • Approved Status: We are an Approved Contractor for numerous Letting Agents and Inventory Clerks, including Scribes Inventory Birmingham.


2. The “Final Service” Requirement (Guarantee Validity)

  • Exclusive Access: During the cleaning process, no other works or visits can be performed at the property. This includes maintenance, painting, flooring, and specifically removal company visits. Our team must have exclusive access to ensure a professional finish.

  • Sequence of Work: For our guarantee to remain valid, professional cleaning must be the final service performed at the property before the official checkout.

  • Voiding the Guarantee: We reserve the right to void our guarantee if any persons (including the client, landlords, removal teams, or other trades) enter the property to carry out jobs, inspections, or moving activities during the cleaning process or after our clean is finished but before the official checkout.


3. Bookings & Payment Policy

  • Payment in Full: All services must be paid for in full before the cleaning takes place. A booking is only confirmed once the payment has been cleared and verified.

  • Additional Services: Any services identified on-site (e.g., odour neutralisation) must be paid for in full via a secure link before the cleaners begin that specific task.

  • Price Adjustments: Prices are based on the information provided in our booking/quotation form. We reserve the right to adjust the price or refuse the booking if the property condition or the items present differ significantly from the description provided in the form.


4. Cancellations, Access & Alarm Systems

  • Cancellation Fees:

    • More than 24 hours’ notice: 100% refund.

    • Less than 24 hours’ notice: 50% cancellation fee applies.

  • Key Collection & Access: We must be able to open doors without additional skills or effort. All access codes (key safes, gates) must be provided in advance.

  • Alarm Systems: We are not responsible for alarm systems. We accept no liability for triggered alarms or security call-out fees.

  • Access Delays: If entry is delayed by more than 20 minutes, we reserve the right to cancel the job and charge the 50% fee.


5. Utilities & Parking

  • Utilities: The client must provide running water and electricity. If unavailable, we may refuse the job and refund only 50% of the booking value.

  • Parking & CAZ: If parking charges exceed £10.00, or if the property is within the Birmingham Clean Air Zone (CAZ) and no compliant parking is provided, the client agrees to cover these costs.


6. Cleaning Limitations, Equipment & Waste Removal

  • Professional Equipment & Materials: For Health & Safety reasons, we do not use any cleaning products or chemicals provided by the client. Our staff are trained only in the use of our professional-grade products.

  • Waste Removal: We do not charge for the removal of rubbish up to the size of one 60-litre black bag. Anything exceeding this volume may incur additional charges.

  • Disposal Policy: Rubbish will be placed in the property’s designated external bins. If we cannot gain access to the bins (due to lack of keys/codes or bins being full), we will leave the rubbish inside the property. This may result in a voided guarantee.

  • Heavy Items: We reserve the right not to lift, slide, or move heavy furniture or appliances if there is a risk of injury, damage to the floor, or for any other safety reason.

  • Windows & Balconies: We clean internal windows only. Balcony cleaning is not included.

  • Odour Removal: Urine/pet smell neutralisation is an additional specialist service and requires confirmed payment before the task begins.


7. 72-Hour Warranty & Complaints

  • Our Commitment: We are a fair company and take all complaints seriously, aiming for a resolution where both parties are satisfied.

  • Warranty Period: We offer a 72-hour warranty from the exact time the clean is completed.

  • Claims: “Missed areas” must be reported within 72 hours with photographic evidence. We will return to rectify these areas free of charge.


8. Health, Safety & Pest Infestations

  • Pest Infestations: We reserve the right to immediately cancel a booking and leave the property if we discover any pest infestation, including but not limited to: cockroaches, rats, mice, bedbugs, or fleas. In such cases, a 50% cancellation fee will apply.

  • Prohibited Sites: We reserve the right to refuse work at sites with severe biohazards, crime scenes, or structural danger.

  • Evidence: Before-and-after photos are taken as final proof of quality.


9. General Terms

  • Changes to Terms: We reserve the right to update these Terms and Conditions at any time. The latest version will apply to all future bookings.

  • Governing Law: These Terms and Conditions are governed by the laws of England and Wales.
